Stage 01

DEFINING THE BRIEF

We will come and meet you to go through your search brief in detail. Taking the time to understand what is essential to you and importantly getting to know you. Utilising our in-depth market knowledge, we can also advise you on the areas that we think have the potential to best suit your needs, as well as talk you through the property values in these areas to provide you with a comprehensive background at the outset.

Stage 02

THE SEARCH BEGINS

Once we have a detailed understanding of your brief, we will utilise our expansive network and contact all of the relevant estate agents on your behalf, we will preview properties and start to compile initial ideas and options for you.

Stage 03

FILTERING OUT THE EXCESS INFORMATION

We act as your filter, making sure that you only see the best and most suitable homes that meet your requirements with no wasted time. Quite often, there can be an overwhelming amount of property on the market, we filter what we believe to be the quality homes and present them to you without the addition of unnecessary information.

Stage 04

TIME TO VIEW

We will put together a shortlist of homes for us to visit together, homes that we feel are most suitable for you. When we send you this shortlist, we will detail what we like (and what we dislike) prior to our viewings. We can repeat this process as often as is required.

Stage 05

TAKE YOUR TIME

We are never in the business of rushing things. Buying a property is a significant investment and decision, as a result we want to make sure that our clients feel comfortable and thrilled with their find.

Stage 06

BIDDING

Once we identify the perfect home, we will devise a bidding strategy with you. We take into consideration multiple factors when formulating offers, particularly looking in detail at relevant transactional value data. We will submit offers on your behalf to the selling agent and conduct the negotiations with them, keeping you updated at every step of the way.

Stage 07

OFFER ACCEPTED

Great news, your offer has been accepted! As we know, there is still plenty of work to be done before you pick up the keys and complete on your new home. We have a trusted network, which, should you need, can provide you with names of relevant professionals who we feel will be well placed to assist with the purchase – typically solicitors, surveyors and mortgage brokers.

Stage 08

REPORTING TO YOU

At this stage, we will present you with our report on your chosen home. We will put in writing our thoughts, including helpful information about the local area and more detailed analysis on the market value and comparable homes.

Stage 09

SALES PROGRESSION

We will manage the whole transaction from offer acceptance to completion. We will liaise with all of the relevant professionals involved in the purchase on your behalf, keeping you updated at all times.

Stage 10

EXCHANGE AND COMPLETION

Congratulations! On completion day, we can arrange the logistics surrounding key handover for you. Should you need an introduction to any after purchase services, such as interior designers or home improvement companies, we can introduce you to relevant professionals within our trusted network.
